Accessory Dwelling Unit ADU

Real Options to Room Additions

Homeowners in San Diego are warming up to accessory dwelling units as an option to room additions, and for the right reasons!

A study of transactions in the Multiple Listing Service (MLS) revealed that there are about 1.4 million ADUs in the US. Accessory Dwelling Units, or ADUs, have been all the rage for quite some time in San Diego. These secondary housing units go by many names, including granny flats, backyard cottages, and secondary units, just to name a few.

Accessory dwelling units (ADUs) are housing units that provide independent living, though built on the same property where the principal home is located. ADUs are owned by the owner of the main house and, in most cases, cannot be sold independently of the main property.

ADUs can be detached or attached to the principal residence, and are known by a variety of names – in-law suite, granny flats, carriage houses, guest houses, garage apartment, etc.

These secondary housing units are an affordable and efficient way of adding extra living space to your home. If you’ve been looking to build a granny flat, but know nothing about ADUs, we’re here to help.

California Will Pay Homeowners To Build Accessory Dwelling Units (ADUs) in Their Backyards

The California Housing Finance Agency has allocated an impressive $50 million towards a preconstruction program for Accessory Dwelling Units (ADUs). This program is aimed at providing financial assistance to low to moderate-income Californians who are looking to construct additional living spaces. The specifics of the program have yet to be determined, but the previous edition offered up to $40,000 in funding which could be used on design fees and soil inspections. We’ll keep you updated as soon as we know more about when applications can be submitted.

Are Accessory Dwelling Units (ADUs) worth building?

ADUs are incredibly versatile and can be tailored to suit your size, style, and design requirements. With an ADU, you can create additional space to host houseguests or older family members. Not only that but according to a survey by Beach Resort Property Management, an ADU could add as much as 10-25% onto the value of your property! Furthermore, if you’re looking for passive income then why not consider renting out your ADU? This could be a great way to cover some or even all of the cost of your home mortgage! So why not take advantage of this opportunity today?

Which type of ADU is the most Valuable?

There are two types of ADUs, a detached one and an attached one. Are you looking to increase the value of your property or generate an additional income? Consider building a detached Accessory Dwelling Unit (ADU). These units typically feature a full kitchen and bathroom, which can really bump up the marketability. Separating these areas from your main home will create more versatility and investment potential!
